How We Make Money
At Coziza, we keep our fees simple and transparent so you always know what to expect.
For Rentals
We charge the tenant a service fee of 10% of the rent value when we successfully secure a home for them.
No extra charges. No surprises.
For Sales
For property sales, we charge the landlord (seller) a commission of 2% to 10% based on the value of the property. Higher-value homes pay a lower percentage.
We only get paid when the deal closes.

Do I pay anything before viewing a property?
No. Viewing is completely free. You only pay after a successful transaction.
Why does Coziza charge tenants for rentals?
We handle verification, inspections, negotiation, documentation, and quality control. The 10% helps us deliver a safe, smooth, and transparent experience.
Are there hidden fees?
Zero hidden fees. You pay exactly what we list here.
Who pays for sales?
Only the landlord/seller pays for property sales. Buyers don’t pay us any fees.
What if a deal doesn’t go through?
If the deal doesn’t close, you owe nothing. We only earn when the transaction is successful.
Do you work with agents?
Yes. We work with agents who want to operate in the same transparent and honest manner that Coziza stands for. If they align with our standards, they're welcome.
Do you have a referral program? Can I refer someone for money?
Yes, we have an affiliate program. You get paid for referring tenants and landlords to us.
Does Coziza deal in lands?
Not at the moment. Coziza currently focuses on homes.
Does Coziza deal with commercial properties?
At the moment, we only deal with homes. Commercial real estate is not supported yet.
